The complaint we hear most from this area is a door that groans, hesitates, or reverses partway up. On a house built around 1983, that's usually not the opener's fault - it's a spring that's lost tension gradually over decades, asking the motor to lift more than it's built for. Sometimes it shows up as a door that slams down the last foot instead of settling. Sometimes it's a grinding noise from rollers that were never replaced because nobody ever had a reason to look at them. None of this is dramatic until the spring actually lets go, at which point the door won't move at all, or moves and drops. Mild temperate weather out here doesn't stress the metal the way freeze-thaw cycles do elsewhere, so a lot of this original hardware has simply aged out on its own schedule rather than failed from exposure.
